What will you pay on top of the price?

The listed price is rarely what you pay. Pick the city and the price to add GST, stamp duty and registration at each state's rates.

sq ft

Only matters up to ₹45 lakh: a home with carpet area within 60 sq m (646 sq ft) in the metros, or 90 sq m (969 sq ft) elsewhere, pays 1% GST instead of 5%.

Karnataka rates on a first sale: stamp duty of 5% (2% up to ₹20 lakh, 3% up to ₹45 lakh), plus 10% additional duty and a 2% or 3% surcharge on the duty, and a 2% registration fee.

How the cost is worked out

GST is charged on a flat bought before its completion certificate: 5% of the price, or 1% on an affordable home (up to ₹45 lakh, with carpet area within 60 sq m in the metros or 90 sq m elsewhere). There is none on a home bought after the certificate is issued.

Stamp duty and registration follow each state's rates, shown under the sliders for the city you pick. Where the rate depends on where exactly the home is, such as inside or outside a municipal corporation, the result is a range. Duty is charged on the higher of the price and the government's minimum value for the property, so it can come out higher than shown.

Each city's details are in our stamp duty and registration guides.
