How much home can you afford?

Move the sliders or type a number. Your budget counts what a bank will lend on your pay, RBI's limit on the loan, and the GST and stamp duty you pay yourself.

Lenders set their own limit, often around 40 to 55% of pay, and count your other EMIs in it.

How the budget is worked out

Two limits decide a home loan, and the lower one wins. The first is your pay: lenders cap all your EMIs at a share of take-home pay, so the EMI left after your other loans sets the largest loan you can repay. The second is the home: RBI lets a bank lend at most 90% of the price for a loan up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that.

The budget is the highest price where the loan and your savings together cover the price, the GST on a home bought before completion (5%, or 1% on an affordable one) and the stamp duty and registration in your city, taking the higher figure where the rate depends on where the home is.
